Bedroom renovations might be our most common project and one we always enjoy. They allow plenty of customisation and the ability to DIY because, depending on the state of your property, they are often cosmetic.

However, there is a balance around making it personal to your tastes vs making it appeal to future occupants. Here are our key considerations when renovating an investment property.

Colour Scheme

Create a clear colour scheme before you start. There are many surfaces to consider that need to work cohesively within a room and with the rest of the house.

• Create a consistent look and feel through the bedrooms, using the same base wall colours.
• Keep in mind how the wall colours, flooring and window treatment work together. Get samples of each to check they blend.
• Neutral paint colours are a safe option. Whites, greys and beiges are reliable choices.
• Colour and texture can always be added through artwork, bedding, or even a feature wall. So, a neutral base provides flexibility to add an accent or allow occupants to add their own flavour.

Flooring

For bedroom renovations our preferred flooring is carpet with a thick underlay, but this can vary depending on your location and floor substrate. Carpet provides warmth and comfort, and there are cost-effective options available to suit your budget. It’s good for sound insulation and ends up creating a cosy environment. On top of this, there is a wide variety of colours and styles to choose from which allow you to customise.

Wardrobes

Storage is a key selling point with any house and this is emphasised in the bedroom. The ideal outcome would be to have a built-in wardrobe in each bedroom, with larger wardrobe space in the primary bedroom. While not always possible, some creative thinking might allow you to unlock space. Creating larger openings or full-height sliding wardrobe doors can make a significant change to a room’s layout and access.

There are many kitset wardrobe storage solutions available that are affordable and can easily fit into a range of wardrobe spaces and make a big difference to storage volume.

The Windows

Window furnishings play a crucial role in creating a comfortable bedroom environment by providing privacy, insulation and light control. Curtains are the most common window treatment, with many fabrics and colours available, good insulation, and the ability to layer, which provides more light control.

Blinds and shades are another popular choice and can provide better light control than curtains, especially for privacy, but do not provide the same level of insulation. The right treatment does depend on window location and its outlook. In many situations a combination will provide the best outcome.

Power, Lighting

Power and lighting are key in bedrooms, and one we tend to focus on. Lighting makes a bedroom feel light and inviting and power outlets in practical locations are important. For higher value homes or to add in design, there’s scope to add in light features and electrical upgrades.

The Master

Whoever ends up in the master bedroom is probably the person who is most invested in your property, whether they are leading the tenancy or looking to buy. We are mindful of this in renovations, which normally equates to us spending a little extra in the master.

This may mean bedside lights and wall/USB chargers in appropriate locations, mirrored wardrobe sliding doors, double track curtains, or a feature wall. These elements might not cost too much to upgrade but can create an emotional pull for future occupants.

Adding Flavour

If you’re like us and like to add designer flavour into your projects, then here are a few ways we like to do this.

• Add a feature wall: Patterns and textures inject a focal point and can make a stunning backdrop for a bed and using wallpaper is a relatively straightforward option that can be DIY, even for beginners. Alternatively, opt for a paint feature wall, orenhance the look with wall linings and timber details.
• Add colour to the wall paint: While living areas often need a cohesive, neutral palette, bedrooms can be more adventurous with their colour schemes. While bright wall colours might be too outgoing, adding deeper tones may be enough to create warmth and a “retreat” feeling.
• Texture is a designer’s friend in bedrooms. Incorporating linen fabric in drapes or bed linen partnered with loop pile carpet to add depth and warmth. When selecting products, consider not only their colour but also their patterns and textures. Without texture, a space can feel clinical or cold.

As with any project there is a variety of specifications and finish you can deliver, which can have a big impact on the final cost. These decisions can add up in bedroom makeovers, as the cost is often multiplied by two or three (depending on how many bedrooms there are).

The good news is there are many quality and cost-effective options for flooring, window treatments, storage and other finishes.
