With low building costs and interest rates there’s never been a more perfect time to develop property, writes Barry Walker.

Despite the challenges of 2020 of number of investors did very well with rising capital gains, increase in rents and low interest rates. Now more than ever is the ideal time to plan your next investment move. In doing so you may consider that we have a huge shortage of houses and good quality rental properties and values and rents continue to rise. Development land is also getting very expensive so this might be the time when you start developing your existing portfolio.
What I love about property development is that you can structure and plan your investment or development in line with your goals and financial ability. A development can be anything from building a minor dwelling or several townhouses. For me, the right way to develop is to understand and be happy with financial feasibility. Over my past 13 years of property development experience it has never been this profitable to develop to rent. I do howevern feel there are changes ahead that will financially affect your project. The building industry is already projecting labour and material shortages and I also envisage that the council and utility companies will start increasing the price of their contributions due to high housing demand. This may mean that in 2021 we will see a huge increase in construction costs, so make the most of the low interest rates and building prices now.
